“The Gardens at Waterperry Farm is a magnificent place. The day that we toured, we knew that this was our venue! It was hands-down the best place that we could’ve possibly chosen to hold our elopement ceremony and photo session at. The owner, Katherine Kane, and her assistant, Janet Dob, were very kind and accommodating to our needs. The pricing is not only reasonable but adds to the appeal of this extraordinary place. It’s truly a hidden gem and boasts a stunning and well-maintained property all year long. Featuring a beautiful garden, greenhouse, pond, waterfalls, and rolling hills, the diversity of landscapes created a magical atmosphere, making it feel like we explored five different locations in one venue. I don’t think that we could’ve found a place that was better suited for our needs. It was everything we could’ve hoped for. Thank you again!!”

“What a wonderful tour of Waterperry Farm you gave us on Oct. 2! It was evident that a tremendous amount of thought and planning had been done. Your Korean feather grass is on my list for spring planting! Thank you for your dedication to gardening!”

“What an amazing morning we had with you this past Tuesday. Waterperry Farm, with its spectacular views and impressive plant material, was the highlight of our trip; but, mostly because we saw it through your eyes.

Thank you for sharing your beautiful dream with us.”

“We wanted to thank you for allowing us to host our intimate wedding celebration at Waterperry last weekend. We couldn’t have imagined a more perfect setting. It was truly like nowhere else we’ve ever been, and we were continually in awe of the beauty and care put into every square inch of the property.

Our guests commented all throughout the weekend about Waterperry being magical, a true oasis, and one of the most beautiful, peaceful places they’d ever been! Our family who stayed in the Farmhouse talked about how the beds were the most comfortable ones they’ve ever slept on!

The care you’ve put into Waterperry shines through. We are so grateful you opened up your home to us, and hope there’s an opportunity for us to come back some day.”

“We are ALL still smiling after our visit to engage with you and the rest of the team at Waterperry. To say that the interns “enjoyed themselves” is a huge understatement— they couldn’t stop talking about the experience. As the kids are currently saying— it was a “core memory” that they’ll have forever!”

“Our family had a wonderful time at Waterperry Farm.  We cannot say enough about Katherine and her staff’s attention to detail and how accommodating they are, should needs arise.  The property is breathtaking and such a wonderful place to unwind and spend time with family. We enjoyed the amazing gardens as well as the pool, fire pit and pickleball. Being there was like stepping into a different world, just a long weekend there was so refreshing!”

“I am writing to express my sincere gratitude for the opportunity that you provided for me, my family, and friends to stay on your spectacular property this past weekend. It was truly an experience of a lifetime.

The vases of wildflowers and personal note awaiting me when I entered the Farmhouse began a stay that continued to unfold with innumerable delights. Your incredible taste and talent are evident throughout the guest houses and pool house. The furnishings and decor were exquisite and the bedrooms were fabulously comfortable.

There were so many highlights during our stay. Perhaps my favorite was waking before everyone else and discovering the pond and the gardens in the early morning light. Walking through the gate of your garden was like discovering a hidden, rare gem. It is extraordinary. My only regret of our stay was not scheduling a tour of the gardens. I plan to remedy that mistake when I rent your Carriage House sometime in the future with my closest friend. She has donated her time and talent to designing healing gardens for many charities and I know how much she will appreciate what you have created.

You are touching lives by offering your property for others to enjoy. Thank you for touching mine.”

“We want to thank you for your hospitality and for sharing Waterperry with us and our family. It is clear how much time, energy and love has been poured into each space, inside and out, over the years.

Our family all felt relaxed— exactly the hope we had. We’ll share photos once we get them back from our photographer. Thank you again for everything.”

“Our family spent the perfect weekend at your farm for Dickie and Andriy’s wedding on October 1. Each of us had been looking forward to it for obvious reasons, and every moment surpassed all of our expectations.

We enjoyed every aspect your property has to offer from pool to pool house, games in the library, the stunning room for the ceremony in the carriage house, the magical wedding dinner in the greenhouse, and sleeping, eating and relaxing in the farmhouse. My mobility was sadly compromised that weekend and I was unable to take advantage of the garden tour, but saw their photos, and look forward to taking advantage of the tours you offer and bring my sisters, soon.

I’m a gardener on a smaller scale, my husband is an accomplished woodworker in his retirement, and both of us are so taken with your attention to detail and the planning and efforts over your years at Waterperry.

Thank you so very much for accommodating Dickie and Andriy in their search for a special place to join their families. It provided the ideal respite for us all and created the perfect memory.”

“Yesterday we visited the gardens at Waterperry Farm and came home inspired by the magnificence of this work of art.

Located just outside Charlottesville in the Blue Ridge Mountains’ foothills, this private garden invited us to slow down and allow our senses to be restored as we strolled through its many “rooms.”

At its core, it is a traditional English garden, with echoes of colonial Virginia, and broad strokes of naturalistic wildness.  It is at once soft and structured, graceful and bold.

And garden dogs Louie and Olive served as the jolliest of garden tour guides.

I left with new energy to build our greenhouse and inspired to grow more mid-level trees, re-imagine transitions between the areas of my garden, attempt dahlias in partial shade (they were just blooming away beneath a canopy of trees), and use Autumn Joy Sedum more liberally throughout the garden.”

“Thanks from all of us that visited your gardens today. We are in awe of the landscape design, the trees, rocks, stream-bed waterfall, roses, sculptures, flowers (annuals and perennials) etc… I can’t find enough words to describe how beautiful it is. It is such a wonderful setting, and we enjoyed lunch under the umbrella while it drizzled around us. It was tough to leave. Bianca did a great job also of giving us the names of certain plants, and filling us in on details about the property. What a gift this is to our community. You can be assured I will be back: thanks again for a great day in the gardens.”

“Now that I’ve had a chance to unpack, unwind, and catch up on sleep I wanted to drop a quick note of thanks for hosting us this past weekend at Waterperry. I cannot imagine a more magical place for our little elopement. The rain might have put a damper on the day anywhere else, but it somehow made the garden and grounds even more beautiful. We had a fantastic time. Our only regret is that we weren’t able to stay longer!”

“We just had to drop you a note to thank you for your hospitality when the Pennsylvania Horticultural Society visited Waterperry. “Thank you for your extensive garden tour today… Each garden is like a painting – so many garden “rooms” and each one so different from the one we had just seen, each one containing outstanding trees, perennials, trellises, ponds, etc. Even loved the tutorial on the deer fencing. Your property is one
of a kind and we are so lucky to have begun our spring with your gardens.”

“We had a fantastic stay at Waterperry Farm. Katherine was a wonderful host. The property and Farmhouse exceeded all of our expectations. The amenities and attention to detail was that of a very high-end resort. The design of the property and the Farmhouse was exquisite. Our stay exceeded the expectation of every member of our three generation extended family from kids to retirees. We have already talked about spending next Easter at the property together.”

“Waterperry is such a dream! The Farmhouse and Carriage House both were incredible to stay in— beautifully designed and well equipped with both necessities and thoughtful touches. The Farmhouse and Carriage House are located about a four or five minute walk from one another, the garden and pool house are located in-between and are both absolutely breathtaking. We would highly recommend a stay at Waterperry Farm!”

“Too many features to list, but here goes! The gardens are spectacular, could take very long walks on the property itself without leaving (1.5 mile loops), the Farmhouse was cozy and high end with everything we needed to cook, the pool and pool house were very chic and comfortable, great clay tennis court, more perfect little outdoor settings to sit and contemplate the beauty than we could possibly take advantage of in one week. Ping pong, hammocks, croquet, cards, games… this place had it all. We would love to come stay in the Carriage House – architecturally so cool. And of course, the family favorite – the fishing! My daughter learned to fly fish there – memory for a lifetime. Great Wifi which was key as spotty cell service in the area.”

“The Carriage House at Waterperry Farm exceeded our already-high expectations. Katherine’s taste is unparalleled. Every design detail has been attended to with care and style. The amenities, from the tennis court to the heated tile floors to the turntable and immense vinyl collection, are outstanding. The gardens were exquisite and we enjoyed exploring them in the mornings with our coffee. There are so many areas on the property to discover! The mountain views were stunning, especially from the cupola at the top of the house. We were especially pleased to be there during peak fall colors. It was a perfect stay.”

“We had a wonderful visit to your gardens today. What a treat it was to explore Waterperry, each garden ‘room’ leading to another surprise and each path inviting my children (and me) to scamper along to the next discovery. It was a magical morning for us, one we will not soon forget, and we hope to come back to visit often as the seasons continue to make the garden new. I am simply struck by the vision you had for the garden and the way you have brought it to life. My children loved the waterfall area best, which was so beautifully conceptualized to allow for crossing and lingering, yet everything looks ancient and natural. We watched the tadpoles for at least half and hour.

“I can’t believe that Waterperry is not yet better known in Charlottesville. I found you through The Scout Guide. Once more people know about your incredible landscape, I would expect Waterperry to be one of the must-see destinations in Charlottesville, and quite possibly all of Virginia.

“Truly, what a treat for us— thank you so much. We will be back often.”

“We spent six nights at Waterperry Farm and it was everything we had hoped for and more. Beautiful, quiet, private, and casually elegant. We were content to explore the grounds, swim, and relax the first four days. Once the weather cooled a bit, we visited Highland and a few vineyards. The mountains are panoramic and the gardens are gorgeous. There are many water features throughout including ponds, a waterfall, and fountains. Sometimes we were joined in our exploration by Eartha and Stella, the friendly boxers. The Carriage House is appointed with every amenity and a well stocked kitchen. The decor is as lush and layered as the gardens. We enjoyed our ping pong dining table and the many cozy spots to read. Katherine is a warm and helpful hostess. We feel fortunate to have discovered this slice of paradise.”

“The property is vast and beautifully maintained. One can wander over fields, through wooded paths, and explore wonderful gardens with ponds, waterfalls, and sitting areas. The gardens are tranquil and idyllic, with a vast variety of flora and fauna to gaze at. The heated pool and pool house were much appreciated by the kids, as was the tennis court and the fishing pond. We all enjoyed the fire pit and gazing at the stars and moon, such quiet is hard to find anymore. We look forward to our next visit.”

“I visited your farm today for the first time. It is the 11th anniversary of my daughter Stefanie’s death from cancer. I was feeling a lot of sadness when I first arrived, but left with a sense of peace and comfort. The entire place was beautiful and impeccably maintained. I reached out my hand at one point and a monarch butterfly landed on it. Thanks for a glimpse of paradise today. I will return.”

“This is by far the nicest vacation rental we have ever found despite traveling extensively. The property is gorgeous. The gardens are stunning. The farmhouse is perfect in every way. The time and attention the owners have spent on this property and making their guests not want for anything is unmatched, anywhere. We were pinching ourselves and didn’t want to leave!”

“Our stay was absolutely lovely and Katherine greeted us with a warm welcome. The Carriage House is exquisite and the grounds are impeccable. We enjoyed the beauty of the gardens, the view of the mountains, quiet walks in nature, a couple rounds of tennis, an afternoon in the pool, loads of fun playing ping pong and backgammon, and exploring a vast and diverse collection of albums.”

“I can’t tell you how grateful I am for the garden tour you gave Julia & Kean, Connie, and us this past Sunday! What a thrilling birthday gift it was to have my eyes opened up to all that beauty you have created out of pasture!! The symmetry, the shapes, the colors, the textures, the movement: it was all just stunning. I am so honored to have met you and to have shared ‘your baby’ with you— and with my own darlings.

I wish you all the energy, courage, and vision you need to keep at it. I know this is sappy, but I can’t stop the image of how happy the whole live world under your gardens— the mycorrhizal network(s)— must be, what with all the harmonious energy you have dug into the soil and the beauty you have coaxed out of it. Thank you, thank you.”

“We used the Farmhouse as a two day retreat for our 6 coworkers. We enjoyed the beautiful fall views, went fishing, played tennis, hiked through the woods, and 3/6 were brave enough to take a dip in the heated pool (last week of October). We brought food for dinner one night, breakfast and lunch (at the pool house), but the 2nd night we had Tom Whitehead as our personal chef (highly recommended – beef tenderloin and chocolate pie). It was hard to return to work the next day, as Waterperry Farm made for a very relaxing retreat.”

“My husband, David, and I want to thank you again for letting us wander your stunning gardens on Saturday! We’ve talked and talked so much since our visit. Your work of art is so massive that it’s hard to comprehend it all… we’ve gone through the photos we took several times! And then we talk some more!

My real message of thanks is this— we felt as if we had taken a lovely trip to the UK. Truly, it felt like a vacation destination and, since we haven’t traveled now in awhile, we felt renewed when we got home. Thank you for transporting us!

Hope to visit again.”

“Thank you so much for our great weekend at Waterperry Farm. We felt so taken care of and comfortable. There was so much attention given to detail, right down to having lotion at every sink! My boyfriend was completely blown away by your record collection, which is incredible! Everything was just so beautiful, from the gardens to that gorgeous pool and ping-pong table— everything was truly a delight!
